I grew up in Bellevue and I'm a second generation broker with the Macdonald Group of Compass. When you sell with me, I handle the prep, the pricing, the marketing and the negotiation personally, and you'll always know where things stand.
This page walks through how I sell homes on the Eastside, what it costs and how to get started. If you'd rather just talk it through, call or text me at (425) 941-6998.
Pricing is where most listings go wrong. I build the price from homes that actually sold near you, not from what someone hopes to get, and I show you every number behind it.
We walk the house together and pick the few things buyers will notice first: paint, lighting, landscaping, small repairs. I'll give you conservative cost ranges and the vendors my clients have liked. If something won't pay you back, we skip it.
Professional photos, a clean listing write up and the right launch timing. Every detail gets looked at twice before we go live, because the first week on the market matters most.
Price is only part of an offer. I look at terms, contingencies, financing and timing, lay out the options and the risk of each, and you make the call.
Inspection, appraisal, escrow and every deadline in between. You'll hear from me before you have to ask.
When I first walked this Redmond rambler, the inside was already in great shape. A 2023 remodel had redone the kitchen, both bathrooms, the flooring, windows, doors and electrical. The outside hid all of it: wood chips all the way around and no lawn, tired beige paint, dirty windows and walkway, and a front yard with no real plan.
So we fixed what buyers see first. A new lawn and garden bed, a cleaned up walkway and windows, an extra parking space, and exterior paint in a color that sells well in this price range. Then we made the inside feel like home. Going in, I expected that work to add about four times its cost to the list price.
Buyers can't see a remodel in a photo, so I wrote a "What's new" flyer straight from the contractor's invoice, listing every update room by room. It had one showing and one full price offer within a day, $1,275,000 with the inspection waived.
Part of an estate sale. It closed at $1,269,000 after a $6,000 adjustment two days before closing, in place of a credit the buyer's lender couldn't allow.
I work across the Eastside, including Bellevue, Kirkland, Redmond, Sammamish, Issaquah, Woodinville and Bothell. Each city page shows my recent sales there. For current numbers in your city, see the monthly market reports, and for neighborhoods and schools, see the area guides.
Selling a home that was inherited or is part of an estate? That is part of my expertise too. See how I help with inherited and estate homes.
I start with the homes that actually sold near you in the last few months, then adjust for condition, size, lot and updates. I'll walk you through every comp and show you exactly how I got to the number, so you're not taking it on faith.
Usually some, but not everything. I'll walk the house with you and point out the few things buyers will notice, along with rough costs. If something won't pay you back, I'll tell you to skip it.
It depends on your city, price range and the time of year. Each Eastside city has its own monthly market report on this site with current days on market, so we can look at real numbers for your area together.
Commission is negotiable and we'll go over it up front. I'll also give you a full estimate of your net, including excise tax, title and escrow, so there are no surprises at closing.
Yes. Once the listing has expired or been cancelled, I'm happy to look at what happened, from the price and photos to the timing, and give you an honest read on what I'd do differently.
Send me the address and I'll look at your home and the recent sales around it myself, then send you a price range with the comparable sales behind it. It's my analysis, not an automated estimate. Or call or text me at (425) 941-6998.
