What this means if you're selling

At 3.0 months of supply, buyers have some choice but not a lot. Homes that are prepared and priced right still move; homes priced on hope tend to sit. Sellers averaged 99.6% of list price. Most homes are selling close to asking, which tells me the pricing, not the market, decides the result. Homes are selling faster than a year ago (9 days at the median versus 12).

What this means if you're buying

At 3.0 months of supply you have some room to look. That's more choice than a year ago, but well priced homes in the best locations draw competition. Homes averaged 99.6% of list price, so there is usually a little room to negotiate, but not much on the best homes. Prices are softer than a year ago, which is worth knowing when you write an offer.

Curious what your home would sell for right now?

I'll put together a real number based on the homes that just sold near you, not an online estimate. No obligation.
